Lisa’s story: When it pays to take advantage of insurance policy perks

A couple of months ago I was scrolling through social media and saw one of my clients was off work for six months. He’d had a nasty accident which required leg surgery.

 

I remembered the client didn’t get income protection – replacing your salary in the event of accident or sickness – but he took life insurance, and I was sure I’d recommended fracture cover.

 

When I checked his policy, he did in fact have this in place as an optional extra. The client hadn’t even considered it, so was thrilled I’d pointed it out to him!

 

He contacted the insurers straight away, and the cover enabled him to receive a lump sum payout which helped cover his bills when his sick pay stopped through work.

Beth’s story: Being on hand when completion doesn’t go to plan

A top example of going the extra mile for our mortgage clients is one case I had recently, where a couple wanted to buy their rented home from their landlord.

 

I made sure it was affordable, got them a mortgage in principle, discussed monthly payments and fixed term deals, and advised on the most suitable mortgage.

 

As part of our service I also recommended a conveyancing firm to do the legal work – we spend time finding trusted solicitors with excellent customer service, so you don’t have to!

 

Once the mortgage offer had been issued I still stayed on top of the buying process, as Beewise advisors are on hand with advice and help right through to completion.

 

Checking in regularly with their solicitors meant I was aware their landlord had been unintentionally delaying the purchase by not responding to their solicitors.

 

As time went by, I knew my clients mortgage offer was due to expire, and arranged for an extension so they wouldn’t lose their deal – something lots of people aren’t aware is possible.

 

The sale progressed once their landlord realised the impact of the delays, but not quickly enough as it went past the extension date, which was extremely stressful for my clients.

 

Luckily, I was on hand throughout to reassure them and support wherever possible, and once I realised their mortgage deal would expire I jumped into action.

 

I collected up to date paperwork from the clients, submitted another mortgage application, and pushed it through to get a new mortgage offer out within just five days!

 

The client were over the moon when they finally completed the sale, as was I. Having me as a point of contact throughout made a big difference to them, and I was more than happy to help.

 




Morgan’s story: Reviewing the mortgage market to reduce monthly payments

One of my recent wins came from clients who were looking to remortgage. Their current fixed rate was ending at the start of July, but we’re able to secure a new rate six months early.

 

I always recommend doing this to any clients, as not only does this reserve the most suitable deal now, I’ll review interest rates right up until the new mortgage completes.

 

Plus, it means there’s no danger of you ending up on the lender standard variable rate, which can be over 8%!

 

I’ll recommend solicitors to deal with the legal work, and oversee everything so it goes in place the day after your current deal ends, saving you time, stress and money.

Over the course of six months I managed to reduce their original interest rate three times, saving them £164 on their monthly payments between January and June!

Yvette’s story: Giving tips on price negotiations to save you thousands

Beewise advisors aren’t just here to give mortgage and insurance advice, we’re on hand throughout your whole homebuying journey.

 

Whether we’re calculating costs for moving house or giving tips on what to look out for when viewing, it’s a next level service that can be invaluable, especially for first time buyers.

 

We’ll also have a good knowledge of the local property market, and work closely with a lot of estate agents in the area too – something that came in handy for my clients recently.

 

They’d viewed a property and fallen in love with it, but it was at the top end of their budget and needed a lot of work doing.

 

They sent across the link to the house and I noted it had been on the market for a while and had previous price reductions.

 

Knowing other house prices and sale figures in the area, I suggested offering significantly under the asking price, but they were worried it might affect their chances of buying it.

 

However, I explained that the worst a seller can say is no, and you can always increase your offer after that if you want to.

 

They took my advice and were surprised at how low I suggested they go, but we agreed on a figure they were comfortable with as a starting point for negotiation with the sellers.

 

I put forward the offer to the estate agents on their behalf, and after a bit of back and forth, they were thrilled to get it at £15,000 less than the asking price!

 

This doesn’t happen on every property, but having us on hand for advice means you’ll be in the best possible position, as you’ll have the knowledge to make an offer confidently.
